Why must you and I be born again.. of God?

Cuz we weren't born right the first time.. in the first Adam. We were born with a dead human spirit cuz of sin and we need to fellowship with God Who is a living Spirit. Only the second Adam (Jesus) makes this possible. I See John 3:3.
