Interesting verses.

Holy spirit here is depicted as water instead of Jesus (e.g. living water). It is the Holy Spirit who is "poured" upon us and "washing" us so that we are clean. As a result of being clean, we can have eternal life.

Also has comments on the role of deeds in a godly live. It is not the deed that saves us, it is after the washing of the Holy Spirit that we have the deeds.

So it may also be a reference back to John 3:5 "Jesus answered, 'Truly, truly, I say to you, unless one is born of water and the Spirit he cannot enter into the kingdom of God.' "
